If you’re a landlord or property manager legally in charge of property rental activities then the cautionlock app is for you. As a tenant, you’ll receive an invitation from your landlord when they’ve signed up to register your details.
As a tenant renting a property from a landlord you’re in charge of making the payment for the deposit fee.
You’re not paying directly to the landlord. After your landlord onboards you, our system automatically sends you a message and email containing the details of how to pay.
- The landlord/facility manager needs to initiate the release of the caution fee from the app, after which the payment is made directly to the tenant.
- Tenants can initiate payout requests which must be approved by the landlord or property manager.
Property owners must either accept or reject the payout request within 72 hours, failure to do so will lead to an automatic payout to the tenant.
If the property manager rejects the payout request from the tenant, our system automatically logs it to our litigator experts who then work with the party to resolve the issue within 72 hours.
